Buildings or developments that are verified and certified as “net zero operational energy and/or carbon.” The building should demonstrate the highest levels of energy efficiency with the use of either renewables generated onsite or renewable energy procured offsite.
The design team retrofitted the existing 30,000-square-foot uninsulated office building to meet the criteria for Zero Net Energy. The project focused on targeting as much sustainability as possible within the developers budget, primarily through ungrading the envelope and greatly reducing the mechanical loads. The building is now 100% daylit and 100% naturally ventilated. In real estate terms, the 1970’s building moved from a Class C- to Class B+ office space. The working teams in connect with this project have since partnered on three more Zero Net Energy retrofits, successfully renovating the systems in each building to track towards ZNE – for the same budget as the traditional retrofits.
The building is now 100% daylit and 100% naturally ventilated.
