1. Commit

Commit to only owning and occupying assets that are net zero carbon in operation, including Scope 1, 2 and 3 portfolio emissions since 2018. Maximise embodied carbon reductions for new developments and major renovations of existing assets, compensating for any residual upfront embodied carbon, where applicable from 2030.

2. Disclose

Commit to measuring and publicly disclosing energy consumption and carbon emission data, as well as transparently publishing their company carbon audits, and sharing Breathe’s sustainable design targets, actions and results in their Sustainability Action Plan.

3. Act

Develop and implement a decarbonisation roadmap that outlines a demand reduction first approach: improve energy efficiency, install on-site renewable generation and secure renewable energy, towards net zero operational carbon. Maximise the reduction of embodied carbon for major renovations, implement emissions reduction strategies identified via LCAs, and compensate for all residual upfront embodied carbon emissions at point of practical completion.

4. Verify

Verify energy consumption and carbon emissions annually by an independent third party through carbon audits.

5. Advocate

Demonstrate leadership through business and design integrity that contribute to understanding and reducing carbon emissions, and influence positive change in both the supply chain and broader industry.

Breathe immediately excludes gas from the design of all new buildings and major renovations, and create strategies for legacy plant and equipment to transition to net zero by 2030. Beyond the electrification of their design projects, Breathe will prioritise envelope and systems performance with elevated energy efficiency targets, maximise opportunities for on-site energy production, and set an emissions cap on refrigerants. They will track the environmental impacts of all new buildings through benchmark estimation and/or Life Cycle Assessments as appropriate, and focus on the decarbonisation of their structures and specification to meet embodied carbon reduction targets.

Breathe will also use energy modeling and assessments at their client projects to ensure elevated performance targets are met and optimised. Undertake post occupancy surveys to confirm client and user uptake of renewable energy. Use LCA modelling to drive EC reduction and empower their clients and building users to take responsibility for remaining upfront and ongoing project carbon.
